Town planning
The town of Madiran has no planning document (PLU or communal map). It is therefore the R.N.U. is applicable. To find out if a land is buildable or not, it is necessary to make a planning permission application for mayor. The different services are then accessed (electricity, roads, clean water, sanitation …) and define if the parcel is buildable or not.
Planning permission application
Before starting the steps to complete the work, it is important to get the planning permission. This document, which is available free, provide you including information on the conditions in which your land can be serviced and will tell you if your land may well be used for the realization of the projected work. Some information will in particular allow you to make a first assessment of the cost of work:
The certificate provides information on the various public facilities located close to the ground. A very distant land of public facilities servicing costs will result in larger and vice versa.
The certificate also states the various taxes and planning participations applicable to your work (such as local tax of equipment (TLE) or preparation connecting sewer (PRE) for example).
All of this information allows you to make a first overall estimate of the costs incurred in servicing. It is then necessary to turn to competent professionals to get an accurate assessment of the amounts to be paid.
The Territorial Coherence Scheme
Established by the SRU law in December 2000, it can integrate into a single diagram the various guidelines already adopted in recent years: architectural and landscape charter, charter of public services, economic development scheme, land pattern habitat, climate plan , crafts and trade operation.
He will present the major development directions of our country and will assist rural communities in their development. According to the law, the SCOT is developed by the Syndicat Mixte du Pays du Val d’Adour, created in 2011 and bringing together communities wishing to invest in this.
The Territorial Coherence Scheme (SCOT) consists of three documents:
– The presentation report, diagnosis throughout the country, presents the main features of the country. This part is completed by a study of agriculture and land, as well as another study on mobility and travel.
– The Project Planning and Sustainable Development (PADD after debate of 4.12.2013) declines political guidelines proposed for the territory.
– The orientation and objectives document (DOO) formalizes the guidelines PADD by defining the rules necessary for proper implementation.
On 1 January 2017, all communities must be covered by a scheme of territorial coherence in order to keep their right to open land to urbanization.
ALUR since the law of March 2014, its role is strengthened, it is called SCOT “integrator” because it assimilates all senior elected documents and allows not only refer to the latter.

La Maison des Vins de Madiran
4 Rue de l’Eglise 65700 MADIRAN
The twentieth century was a turning point for the wines of Madiran. The winemakers are structured. In 1948 a decree naming consecrates the names “Madiran” and “Pacherenc the Vic-Bihl.” In the 60s we see the first bottling. In the 80s, under the impulse of some pioneers, the name starts a real turn towards the production of quality wines. They understand that to be more qualitative it is necessary to drive the vine against nature and involve the man in the vineyard as in the winery to obtain flexible and distinguished wines. It was in the 2000s that the winemakers of Madiran affirm their expertise and know their first hours of glory, perfecting vintage after vintage unique know-how in a rare varietal service.
